What Counts as Jumbo
Every year the government sets a conforming loan limit, the largest loan amount Fannie Mae and Freddie Mac will buy. Anything above that line is a jumbo loan. In a high-cost market like the Central Coast, plenty of ordinary homes cross it, so jumbo is not an exotic product here, it is the everyday one.
Because a jumbo loan cannot be sold to the agencies, each lender or investor writes their own rulebook: their own credit standards, reserve requirements, down payment minimums, and documentation style. There is no single national guideline the way there is for conforming loans. That is the whole story of jumbo financing, and it is why two lenders can look at the same buyer and come back with very different answers.

Why the Lender Choice Matters
On a conforming loan, shopping is mostly about rate and cost, because the rules are the same everywhere. On a jumbo loan, shopping is about fit. One investor might want twelve months of reserves where another wants six. One might cap the down payment flexibility where another stretches it for a strong borrower. One might sail through a self-employed file that a bank down the street would decline outright.
